Community Action Agency Closes Escrow

(Chico) The Community Action Agency of Butte County (C.A.A.) has closed escrow on a two acre lot in North Chico that will be used for a new low income housing development.  The project is ideally located at 3428 The Esplanade, next to Shasta Elementary School and DeGarmo Park.  The escrow was handled by Mike Donnelly of The Group Real Estate who represented C.A.A.and Ken Winslow who represented the seller.

The project called North Point Commons is made possible with a loan from the Chico Redevelopment Agency.  Construction of the 50 unit apartment complex should begin sometime next year.

In the Chico Enterprise Record, Tom Tenorio of the Community Action Agency was quoted as saying the need for more low-income housing is apparent with low vacancy rates at similar complexes and long waiting lists. The agency also developed the Esplanade House.
"We're really proud that one of the features of our project is maximizing use of local resources whether it's the developer or other contractors," Tenorio said.

Gymnastics Center Sold to Parks District

(Oroville) The Feather river Recreation ad Parks District (F.R.R.P.D.) closed escrow Friday on the purchase of the Oroville Gymnastics and Sports Academy.  The purchase price was $3.4 million dollars.  The 41,706 sq. ft. state of the art facility will be the foundation for a new era of expanded recreation programs that will serve the greater Oroville area for years to come.

"This is a remarkable opportunity and investment into the future", said Mike Donnelly who represented the Seller along with Don Miller of Miller Realty.  "This acquisition is a text book example of a private-public partnership that saves money and will have a huge benefit to residents", Donnelly said.  "There is no way this facility could have been build by a government agency for such a modest price", he said.

The gymnastics center is the crowning acheivement of Marcia Carter and her family, who spent 27 years bringing cutting edge sports and educational services to several generations of Oroville youth.  Many of her former students have gone on to become Olympic caliber athletes or developed respected professional careers.

Carter, along with her son Shaw Carter and Jennifer Celentano will stay on with the center as employees of F.R.R.P.D.  The district will retain all of its existing programs and services and take over additional programs run by the gymnastics and sports academy.

The multi faceted deal was put together over the course of more than a year, led by F.R.R.P.D. Chairperson Jan Hill, Directors Vene Thompson, Tamara Dorfman, Loren Gill, Roger Soudan and new Executive Director John Buck.  The move was initiated by former Executive Director Bob Sharkey who retired last year after more than 15 years of service to Oroville Recreation.

The acquisition was also facilitated by the Oroville City Council, U.S.D.A. Rural Development and Butte Community Bank, which all provided lending support.  F.R.R.P.D. was represented by Ed Becker of Ed Becker Real Estate and escrow was handled by Michelle Miller at Mid Valley Title & Escrow.

Ribbon Cutting at Mission Square
Ceremony Set for September 18th, 2008

(Oroville) The dream has been realized for the developers of Mission Square in Oroville, who are celebrating the completion of a new 11,000 sq. ft. commercial complex.  Several new businesses moving into the center are also celebrating, as are the many local contractors who helped make the project possible.

The beautiful Mediterranean style building was developed by long time residents and respected local businesspeople Bill Jones, Ken Harlan and Jim Scurlock, who made every effort possible to hire local builders and contractors.  The $1.2 million dollar project was funded by Butte Community Bank and built by Mike Carey Construction.  The exquisite rock work was created by Reynolds Masonry and the landscaping done by Sierra Landscaping.

Several businesses have already purchased or leased space in the new commercial condominium building.  Edward Jones Investments headed by longtime Financial Advisor Kevin Bertis is taking the premier location at the main entrance through the signature Mission Square arch, where the ribbon cutting ceremony will be held.  Table Mountain Physical Therapy will be located at the end cap along 5th Ave., and The Group Real Estate is opening up a new office next door.

The entire Mission Square Commercial Center is experiencing a surge of new business activity, and the original complex which was built in 1989 still thrives.  Lake Oroville Mortgage recently moved into an original 1,000 sq. ft. unit and Chiropractor Dr. James Roettger is moving his entire operation into a 2,000 sq. ft. unit. Physical Therapist Valerie Nelson is expanding and will be taking an additional 1,000 sq. ft. for a total of 4,000 sq. ft.

Mission Square is located at 2000 5th Ave. between the Hofbrau Restaurant and the Department of Motor Vehicles across from Feather River Tribal Health.  The Ribbon Cutting Ceremony is scheduled for 5:30 pm Thursday, September 19, 2008.

Oroville Mercury Register Building Sold
Butte County Buys 14,000 sq. ft. Building

(Oroville)  California Northern and The Group Real Estate have announced the Oroville Mercury Register newspaper office/warehouse complex has been sold.  The 14,000 sq. ft. building on 3.26 acres has been purchased by Butte County for $1,500,000 and will be used for General Services.

The transaction was handled by Mike Donnelly of The Group Real Estate/California Northern and Kevin Mechelke of the Staubach Company representing the Seller.  Butte County Property Manager Grant Hunsiker represented the Buyer.

Because of changing trends in the newspaper industry, the Oroville Mercury Register needs far less space than the massive facility on 2nd Ave.  Donnelly and Mechelke are now working with the newspaper to find a smaller, more suitable location closer to downtown.

The Oroville Mercury anticipates relocating to its new location by November, and until then will lease back from Butte County and remain at its current location.

11,000 sq. ft. Commercial Complex Under Construction

(Oroville)  Ground has been broken and construction is underway on a new commercial complex at Mission Square in Oroville.  The 11,000 square foot building is being constructed next to the Hofbrau Restaurant and the California Department of Motor Vehicles across from Feather River Tribal Health on 5th Avenue.

California Northern Launches “The Lake Oroville Initiative”

(Oroville)  California Northern and The Group Real Estate are launching an unprecedented campaign called “The Lake Oroville Initiative” to promote the region and showcase emerging opportunities becoming available to local, national and international investors.

California has offered very real opportunities of great fortune for well over a century” said Mike Donnelly, Founder of California Northern Investment Real Estate and Commercial Agent for The Group.  “From a development standpoint, this state is still in its infancy.  There are still vast, untapped sources of new wealth and prosperity, and the Lake Oroville region is very much at the center it”, said Donnelly.  “Take the Sierra Oro Farm Trail for example, which promotes the scenic olive, wine and citrus tourism routes through winding country lanes.  This could easily become California’s next Napa Valley”, he said.

The Lake Oroville Initiative kicks off August 23rd with a reception for key investors and stakeholders at the Oroville Airport, followed by aerial and ground tours of the Lake Oroville area and special properties of interest.  The exciting excursion will culminate with a celebration with Oroville’s top business leaders at the Oroville Economic Development Corporation Annual BBQ at the Long Creek Winery.

Next month, representatives from California Northern and The Group Real Estate will attend the International Council for Shopping Centers Western Division Conference in San Diego September 18 – 20 to aggressively market commercial properties at the gateway to Lake Oroville.

During the week of October 22 – 26, “The Lake Oroville Initiative” will be taken to the Urban Land Institute Annual Conference in Las Vegas, where some of the country’s most affluent and influential leaders in real estate acquisition and development meet, to discuss new trends and seek new opportunities.  Many of them will be invited to visit Lake Oroville to see first hand the unique opportunities that still exist in California and offer unlimited potential return on investment.
